I can firmly confirm my presence in the $800k club, but this is no time to stop and admire the view. Gotta keep up the ascension!

A 1.9% CD finally matured, so that's the end of high interest for a while. I decided to move 100% of my HSA in a bond fund, and wouldn't you know it, of course bonds start tanking the last few weeks. But that's OK, a small 4-figure balance is nothing to sweat over, as all other investment accounts continue to rise. Plenty of dry powder left in the SEP to keep trading up, not to mention an imminent 2020 contribution.

According to 2020 tax returns, a $1000+ refund is in store between federal and state. That goes into the standard savings fund, which I will focus on banking this year. After 10+ years of deferred maintenance for my primary residence, I've decided it's time to spruce a few things up, new paint, refinished cabinets, carpet/grout deep cleaning, lighting changes. Nothing major, but it will probably cost around $10k for the whole "freshening up" package. This won't happen until early next year, but as always I like to plan these things out way in advance.

If interest rates keep rising, I'm sure home values will begin to suffer, and thus take a little longer to reach the $900k rung on the ladder to a cool mill. All I can do is keep working and hope for the best. So say we all.
