Home Mortage reflects refinance rate. Payment dropped by $471 per month. Should take 25 months to recoup the cost of the refi but the savings per month will go a long way for now.

Have invested some cash into the repair of the rental property. Approx 12k as of now with another 7500 coming. I am considering selling the rental at this point after the renovation. Will discuss with my PM and a realtor and weigh the benefits and risk of each. I believe my 255k valuation of the property on the asset sheet is much lower than its actual value but I will leave it there to be conservative until I get an appraisal or sale.

Stopped contributing to Vanguard this month to help offset the cost of the renovation.

Added a crypto line item as I have been dabbling in different cryptos and plan to expand on this investment in the future.

Talked myself out of buying a truck for about the 90th consecutive month. I'm on a streak of talking myself out of it. I fear I may lose this battle soon. I make some valid points for why I need one, no you don't stop thinking about it, but the mulch, but the nothing - you don't need a truck, invest that money and be happy with the car you got - Wish me luck in this battle. 🤣

You are doing great and working through the important financial choices that will make an impact. Regarding the vehicle thing, we always stayed with a lower cost vehicle that had a good maintenance history. The lower cash outlay and good maintenance history freed up cash for so much else that provided a return. To this day, we still drive average cars, which is hard when we see our neighbors and friends driving so much nicer cars, but you just gotta keep giving yourself those pep talks.

Thanks! I have a perfectly good vehicle now that does what I need it to do and has low mileage. I've just always wanted a truck. One day I'll get one, I just can't logically justify it at this point in time. I need to delete the CarGurus app lol
