Refinanced an investment property this month - closing costs bumped the loan amount up slightly, but moved from a 7% 30yr to a 4.65 15yr. Very little impact on the cash flow so happy to cut the term in half. Sold my car this month and used the proceeds to pay off my wife's car. Also, I realized that I was not including a rollover account in our investments figure so that is added this month. I'm also using zillow.com to calculate home values. They are less than accurate but hopefully they'll allow me to adjust RE value on a non-emotional basis. Debt-to-Assets = 75.2%
