Am funneling more towards cash on a routine basis, though I plan on taking most of that at one point or another and paying off the other debt. Again leaving the house value alone since prices have been fairly flat where I live. Retirement losing a bit of ground last few months. Some increasing in property due to acquisition of my share of my parents' physical possessions. No cash distribution until the home sells and the estate settles. Likely not seeing anything for another year or two and very likely to have to pony up cash for the home taxes before them. Mortgage down, now considering refinancing since I could squeeze out another percentage point. But while increasing current cashflow it causes an overall increase in debt and non-reimbursable costs for closing. So from a numbers game it's not worth it but from a current cash flow game it is. I'll have to sleep on it.
