So, a lot has been happening with me financially. Some stocks and ESPP vested this month so I am now counting them in my net worth. This probably added 36,000 to my net worth this month. Some additional RSUs will vest next month but they should only be worth about 6000-7000. The big news is that I won a bid on a foreclosure! I am very excited about this. The property is worth conservatvely about 150K and I got it for 116K. I am going to put 25% down so my cash will go down by ~30K and my debt will go up by about 87K but I will own a 150K property for only 30K cash! The next great thing is that this baby will cash flow like nobodies busieness. The absolute worse case scenario it will cash flow 200 a month but the best case is that it will cash flow for about 600 a month. So realisticaly if we split the difference we should be cash flow posative ~400 a month (and this is accounting for everything)! AMAZING! So next month I should see another large jump in my networth after I close on this property. In other financial news: We added a 1 million dollar umbrella policy to help protect our assests and I need to think about ways to protect it further. Perhaps transfering the rental ownership to my business? The bonds are doing nothing. I was thinking about purchasing two gold coins (kugerand and the gold eagle) with some of the bond money since gold has retreated a little this month. I wanted to get it some gold coins for the year my son was born. First I have to actually find where I put the bonds. They are very old and are no longer earning interest. I was also thinking about putting some more of my cash into high yielding stocks. I am getting a decent rate on the cash (4.5% internet checking account) but it just seems like maybe I should put a little more of it to risk for greater reward since I have a lot of cash at the moment. The problem is I can't find any stocks that are yielding higher than 4.5%. If someone knows of one let me know. I may also just keep a lot of cash and get another rental mid-year 2010. Not sure what I want to do yet... Things are going very well and if everything goes as planned this month we should be very close to 500K networth next month!
